Project Overview

Waterside Place is a privately owned Grade II listed residential building set within landscaped grounds overlooking a central lake in Hertfordshire. The development retains many original architectural features and had, over time, fallen into a state of disrepair.

CTC Building Services Ltd was appointed to carry out a programme of cyclical repairs and external refurbishment works to restore and protect the building fabric while preserving its historic character.

Scope of Works

The project focused on external repairs and redecoration works to selected elevations of the building. Key works included:

Timber repairs to windows using a specialist two-part epoxy resin system
Replacement of gutters and downpipes
Roof repairs
External redecorations
Brickwork repairs and selective brick replacement

Repair Methodology & Delivery

Once scaffolding was erected, CTC worked closely with the building directors to implement a clear and methodical approach to the works. All windows and balconies were individually numbered to provide a consistent reference point throughout the project, ensuring clarity in inspections, repairs, and reporting.

Each window was tested for moisture ingress and timber decay. Existing putties were carefully removed, and any areas of rot were cut back, scraped, and drilled until sound timber was reached. The exposed timber was then treated and repaired using a two-part epoxy wood filler, carefully moulded to match the original profiles. The same repair process was applied to fascias and soffits, with sections beyond repair being fully replaced.

All timber elements, metalwork, and balconies were thoroughly prepared, scraped back, and redecorated using finishes matched to the building’s original vibrant colour scheme.

Outcome

The completed works have restored the appearance and integrity of Waterside Place while extending the lifespan of its original features. The careful repair methodology and attention to detail ensured the building’s heritage character was preserved, delivering a high-quality refurbishment that meets both aesthetic and long-term maintenance requirements.
